Real estate is not a salaried job. You are an independent contractor running a small business, and what you produce is tied directly to the transactions you close and the fees you negotiate with your clients. There is no typical or average result, and Summit 23 Realty makes no projection, promise, or guarantee of income. What we can describe honestly is the work itself, and how to set yourself up so the first year is a build rather than a scramble.
What the Work Actually Looks Like
Lead generation, first
Successful agents block time every morning for calls, follow-up, and sphere outreach before the day fills with other people's urgency.
Client work
Showings, listing appointments, writing and negotiating offers, inspections, and walkthroughs. This is the visible part of the job.
Contracts and compliance
Nevada transactions carry required disclosures and deadlines. Your broker's review process protects you and your client.
Marketing and admin
Listing photos, social content, database updates, and past-client follow-up. The agents who systemize this spend less time on it.
Part-Time
Plenty of agents start while still working another job. It is a legitimate path, but clients and cooperating agents expect quick responses, so you need clear hours, a reliable way to handle calls, and a broker who is available when you are not.
If you go this route, protect two things: a fixed daily prospecting block and a plan for covering showings during work hours.
Full-Time
Going full-time gives you availability, faster skill development, and more appointments, which is why most agents who scale do it. It also means covering your business costs and personal expenses while your pipeline is still filling, so plan your reserves before you make the jump.
Either way, treat lead generation as the job and everything else as the follow-through.
Your First 90 Days

Weeks 1 to 2: set up the business
Activate your license with your broker, join your board and MLS, set up your CRM and website, and load your full database of everyone you know.

Weeks 3 to 6: build the pipeline
Announce your license, start daily outreach, preview inventory, host or co-host open houses, and shadow experienced agents on appointments.

Weeks 7 to 12: convert and repeat
Work buyer and seller consultations with your coach, write offers, and keep prospecting on the same schedule even while you have deals in escrow.

Agents with fewer than four career closed transactions, counted over their whole career rather than the last 12 months, are paired with a Summit 23 Coach for onboarding, training, and transaction support through their first four closings, starting on a 75/25 split and then moving automatically to the 90/10 Summit Plan with a $10,000 annual cap. Prior experience is reviewed individually and the Broker may waive all or part of the coaching requirement.
