Adapt the pace to your schedule. The sequence matters more than the calendar: vocabulary first, then the heavily weighted contract, agency, and disclosure material, then timed full-length practice.
Work through property characteristics, legal descriptions, estates, and forms of ownership. Most missed questions early on are vocabulary problems, not concept problems. Make flashcards for every term your course bolds.
Contracts and agency are the single largest block on both portions (16 national items and 43% of the Nevada state exam combined). Learn the elements of a valid contract, offer and counteroffer, earnest money handling, and Nevada's Duties Owed and Consent to Act forms word for word.
Nevada weights disclosures at 20% of the state exam. Study the Seller's Real Property Disclosure, the Residential Disclosure Guide, common-interest community disclosures, and disclosure of a licensee acting as a principal.
Appraisal approaches, CMAs and broker price opinions, loan types, RESPA, the Loan Estimate and Closing Disclosure, plus the 7 math items: commission splits, proration, area, loan-to-value, and capitalization rate. Practice math untimed first, then timed.
Take timed 80-question national practice exams and 40-question Nevada practice exams. Target 85% or better on practice before you schedule, because the real passing line is 75% under pressure.
Review only the content areas where you score lowest. Re-read the Nevada Candidate Handbook, confirm your ID requirements, and if you are testing with OnVUE run the system check the day before.
There is no penalty for guessing, and pretest questions look identical to scored ones. Never leave a blank.
Words like except, always, never, and best change the answer. Underline them mentally before you look at the options.
